About the Organisation
Our client is a leading real estate development company operating across Nigeria. They develop and deliver residential and commercial properties, and are building out a formal Project Management Office to strengthen governance, accountability, and delivery performance across their growing portfolio of projects.
About the Role The Head of PMO is the single point of accountability for project governance, delivery oversight, risk management, and reporting across all of the organisation's active projects. This is a senior leadership role that demands someone who can set up and enforce standards, manage a team of technical professionals, and provide the Managing Director with clear, timely, and accurate visibility into project performance at all times.
What You Will Do
PMO Governance
• Ensure no project commences without an approved scope, baselined plan, and integrated work schedule
• Review and validate all project plans submitted by the Architect, QS, and PM Executive before authorisation to proceed
• Establish and manage the project communication framework, defining reporting lines and cadences across all stakeholders
• Maintain and actively manage a comprehensive Risk Register across all projects, ensuring timely mitigation and escalation
• Review all contracts to ensure the organisation's interests are protected and obligations are clearly defined
• Proactively manage stakeholder expectations to support project success
Project Delivery
• Coordinate and optimise resource deployment across all active projects
• Develop and maintain the master project update schedule; follow up on deliverables and verify the completeness of all reports
• Monitor project performance against approved baselines for time, cost, and scope; initiate corrective actions where needed
• Prepare and distribute accurate project status reports to the MD at agreed intervals
• Maintain a real-time dashboard of all projects, ensuring visibility into progress, risks, and dependencies
Knowledge Management
• Conduct structured post-project evaluations and document lessons learned
• Build and continuously improve the organisation's project knowledge management system
• Provide data-driven insights to the MD to support strategic and operational decision-making
What We Are Looking For
Education and Certification
• First degree in Civil or Construction Engineering, Architecture, Estate Management, or a related field
• A professional project management certification is required: PMP, PRINCE2, Scrum Master, or equivalent
• MBA or accounting/financial qualification is an added advantage
Experience
• Minimum of 10 years of total work experience
• At least 6 years of direct experience in project management
• At least 5 years in a supervisory or leadership role
• Experience in real estate, construction, or a related industry is strongly preferred
Skills and Competencies
• Strong command of project management tools and scheduling software
• Budget management, risk management, and contract management
• Excellent written and verbal communication
• Stakeholder management and influencing at senior levels
• Analytical and structured thinking
• High proficiency in MS Office
