VACANCY: PROJECT ACCOUNTANT

About the Role

We are seeking a detail-oriented, analytical, and experienced Project Accountant to oversee the financial management, accounting, budgeting, and reporting requirements of the Company’s real estate projects.

The successful candidate will be responsible for monitoring project costs, budgets, expenditure, financial performance, and cash flows, while ensuring that project transactions are accurately recorded and properly supported.

The role will work closely with the Project Management, Finance, Procurement, Quantity Surveying, Legal, and Management teams to ensure effective financial control and accountability throughout the project lifecycle.

Key Responsibilities
• Manage the financial and accounting activities of assigned real estate projects from inception to completion.
• Prepare and monitor project budgets, forecasts, cash flow projections, and financial reports.
• Track project costs and expenditure against approved budgets.
• Maintain accurate records of project-related income, expenditure, commitments, and liabilities.
• Review invoices, payment requests, purchase orders, contracts, and supporting documents relating to project expenditure.
• Monitor project variations, additional costs, and commitments and ensure appropriate approvals are obtained.
• Work closely with the Project Manager, Quantity Surveyor, Procurement, and contractors to monitor project costs and financial commitments.
• Prepare regular project financial reports for Management, highlighting budget variances, cost movements, outstanding commitments, and financial risks.
• Reconcile project accounts, supplier accounts, and relevant financial records.
• Monitor project cash flows and provide timely information to support funding and payment decisions.
• Ensure all project expenditure complies with approved budgets, Company policies, and financial control procedures.
• Assist in reviewing contractor and consultant payment applications and ensure that payments are properly supported and approved.
• Monitor project profitability and identify potential cost overruns or financial risks.
• Maintain proper documentation and audit trails for all project financial transactions.
• Support internal and external audits by providing relevant project financial records and explanations.
• Assist with project financial forecasting, feasibility analysis, and investment appraisal where required.
• Ensure timely preparation and submission of project-related financial information to Management.
• Support the Finance team with month-end, year-end, and statutory reporting requirements relating to projects.
• Provide financial advice and analysis to Management to support project-related decision-making.

Requirements
• Bachelor’s Degree or HND in Accounting, Finance, Economics, or a related discipline.
• 4–7 years’ relevant experience in Project Accounting, Management Accounting, Financial Accounting, or a similar role.
• Professional accounting qualification such as ICAN, ACCA, or equivalent is highly desirable.
• Experience in real estate, property development, construction, or project-based organisations is strongly preferred.
• Strong knowledge of project costing, budgeting, cash flow management, and financial reporting.
• Good understanding of construction/project expenditure, contractor payments, and cost control.
• Excellent analytical and numerical skills.
• Strong knowledge of accounting principles and financial controls.
• Proficiency in Microsoft Excel and accounting/ERP software.
• Excellent attention to detail and accuracy.
• Strong organisational and time-management skills.
• Ability to work effectively with Project Managers, Quantity Surveyors, contractors, vendors, and senior Management.
• Strong communication, problem-solving, and reporting skills.
• Ability to manage multiple projects and meet strict reporting deadlines.
